Vriddhica Heritage – One can reach Khoriberia bazaar within 7 minutes by car from the project which is quite accessible from Pailan and Rasapunja bazaar also.

1. We believe that ‘choice’ is a very subjective phenomenon and each person being unique holds unique preferences. Ready to move in bungalows do not allow the buyer to alter any structural arrangement. In some cases it may be expensive to alter (e.g. the flooring) or others arrangements.

4. How many days usually Vriddhi Landmart Limited takes to handover the booked or purchased plots?

It depends on the matters as follows-

1. The position of the plot in the project – The plots positioned at the front of the project can be handed over within 3 months. Otherwise it may take maximum 36 months with a grace period of another 6 months. In case of emergence of a force majeure circumstances it may stretch further.

2. EMI- If the customer considers in proceeding in a scheme that contains EMI facility then, the plot will be handed over after the company receives the full and final amount.

11. What are the various steps involved in buying land?

The following are the steps to buying land:

• The first step of actually buying the land is to draft an agreement between the parties involved in the transaction.

• Preparation of the title deed.

• The land needs to be registered in a sub registrar’s office

12.Why is registration of land important?

Registering one’s land on time is crucial. Under Section 49 of the Indian Registration Act, 1908, the documents (sales deed/gift agreement) will not have any bearing on the property and will not confer any transaction rights on the property if it has not been duly registered. In addition to this, in case of a dispute, one will not have any rights on the property if it is not registered in his name

13. How do I register my property?

The original property document to be registered along with a copy is to be presented with the concerned Sub- Registrar by the Seller. Both Seller and the Purchaser are present before the concerned Sub- Registrar who admits the execution of the document. The sub- registrar after making the due inquiry registers the documents and returns the original document to the concerned party.

14. What is the list of documents that I need to verify at the time of Registry?

• Approved plans

• Title Certificate from Advocate of current date. Make sure that the title deed is registered within the time limit mentioned in the agreement.

• Copy of IOD/ Commencement Certificate.

• Stamp duty paid receipt

• Demand Draft for payment of Registration fees.

• Property Card showing CTS No. of plot

• PAN cards of Sellers and Buyers
